The project, located at 5020 Acorn Street in Northwest Houston, will consist of three buildings totaling 542,851 square feet upon completion in the second quarter of 2026.

The Brickyard is a collaborative effort between ULR and Principal Asset Management and aims to cater to a range of space requirements from 30,000 to 542,851 square feet. This development is expected to include several modern features such as ample auto and trailer parking, as well as speculative office space that meets best-in-class standards.

Additionally, sustainability is a key focus for The Brickyard, with plans to achieve LEED Certification. This aligns with ULR’s commitment to redefining industrial real estate and positively impacting local communities. The construction financing for the project is being managed by First United Bank & Trust, while Harvey Builders has been appointed as the general contractor. Architectural design is being handled by Powers Brown, and Kimley-Horn serves as the civil engineer, with Pinnacle overseeing structural engineering.

The site spans 39 acres and boasts a strategic location near major transportation corridors, including Highway 290 and Interstates 45 and 610. This provides easy access for logistics and transportation needs. Additionally, George Bush Intercontinental Airport is situated 18 miles away, further enhancing the facility’s attractiveness to potential tenants.

The decision to develop The Brickyard comes at a time when the Houston industrial space market is experiencing changes. In the first quarter of this year, the market recorded a positive net absorption of 792,000 square feet, despite an increase in overall vacancy rates. Furthermore, the construction pipeline for industrial space in Houston remains substantial, with 11 million square feet currently under development, though much of it is not yet preleased.

ULR has an established track record in Texas, having previously developed 6.5 million square feet of industrial projects in the state. The development of The Brickyard reflects a continued investment in the Houston area and is anticipated to fulfill the needs of a diverse range of businesses looking for industrial space.
