Impact and Community Concerns

Local residents have voiced concerns about the potential impacts on nearby businesses, particularly popular establishments like Chipotle and Schlotzsky’s. However, reassurances have been given that these businesses will not be affected by the development.

The larger Legacy Point master plan aims to provide a total of 2,800 beds of student housing and more than 50,000 square feet of retail and entertainment space, further enhancing the Northgate area.

Harrison Williams from LV Collective highlighted the critical need for new housing due to increasing enrollment numbers at Texas A&M. Concurrently, another nearby student housing development, EVER College Station, is set to comprise 545 beds across 176 units, covering an area of 384,788 square feet. Construction of EVER is expected to commence in the summer of 2025, with completion scheduled for the summer of 2027.

Additionally, a second phase of development, titled VERVE College Station, will provide 1,193 beds through 382 units in a large 818,324 square foot facility, set to deliver by the summer of 2028. Both EVER and VERVE will offer various layouts and amenities designed specifically for student lifestyles, including study spaces, fitness centers, and entertainment lounges.

Developers and Stakeholders

The development project is backed by an array of partners, including Rhode Partners, A Royal Interiors, Mitchell & Morgan, RLG Consulting Engineers, and Roger’s O’Brien serving as the general contractor. In terms of design, Power Design Inc. and Kilgore Mechanical are contributing as design build partners, ensuring the project meets modern standards and the needs of its residents.
